Cool Roof Paint vs Roof Insulation: What Actually Keeps an Indian Top Floor Cool?
"The top floor is unbearable in May." Every builder in India has heard it. There are two common answers: paint the terrace white, or insulate the roof. They work in different ways, and knowing the difference saves money.
How a cool roof coating works
A white or heat-reflective coating bounces back part of the sunlight before it heats the slab. On a fresh, clean coating the effect is real and immediate.
But it only works while the surface stays white. Dust, foot traffic, monsoon algae and age dull it, and the reflectance drops. It also does nothing about heat that gets in through hot air, warm nights, or when the coating is worn.
How roof insulation works
Insulation slows down heat flowing through the roof, whatever its source: sun, hot air or a warm night. It works in every season, does not depend on the surface staying clean, and lasts as long as the insulating layer lasts.
With perlite concrete, that layer is an inorganic mineral concrete. It does not wash off, wear off or rot.
Side by side
| Cool roof coating | Perlite concrete insulation |
How it works | Reflects sunlight | Slows heat flow through the roof |
Works at night and on hot, cloudy days | Little effect | Yes |
Affected by dust and wear | Yes, reflectance drops | No |
Recoating | Every few years | Not needed |
Takes foot traffic and tiles | Coating wears | Hard, walkable base |
Also forms the terrace slope | No | Yes, in the same pour |
What the numbers look like
On a typical 250 mm RCC roof in a hot Indian summer, adding 100 mm of 400-grade perlite concrete cuts the heat coming through the roof at peak by about 63%, and brings the ceiling surface down from about 37 °C to about 31 °C. You can run your own roof on the project calculator.
The best answer: both
Reflective coatings and insulation do not compete. A light-coloured, reflective finish over an insulated roof gives the best of both: less heat absorbed, and what is absorbed is held back from the rooms below. If the coating wears, the insulation keeps working.
Frequently asked questions
Is cool roof paint enough for a top-floor flat?
It helps while it stays clean and white, but it is not a replacement for insulation. For a lasting fix, insulate the roof and use a light finish on top.
Can perlite concrete be laid over an existing terrace?
Yes, over a sound existing roof after surface preparation. It can also form the slope and be finished with waterproofing or tiles.
Does insulation help in winter too?
Yes. It slows heat flow in both directions, so rooms stay more comfortable through the year.
